An engineer — not a sales bot — reviews your files, verifies your city's adopted codes, and sends a fixed lump-sum quote with the deliverable sheet list, the schedule, and optional add-ons. Valid 30 days.

Reply "approved" or sign the acceptance block, and pay the 30% deposit. That's the only payment until final delivery.

The committed schedule starts the day your answers are complete. Can't get some of the info? We tell you exactly what to photograph or ask your contractor for, and help remotely.

We deliver your permit set · from 5 working days
Full permit-ready set — plans, calculations, schedules — PE-stamped in-house for Texas and California, through our licensed partners elsewhere. We track every project against its committed date.

You review · one revision round included
Send us your consolidated comments; corrected set back in about 3 working days. Then you (or your permit expeditor) submit to the city.

City comments handled until approval
If the plan checker has corrections, we respond and revise until the permit is issued, at no extra charge. Balance is due on final delivery. You build.

You can't answer the enquiries yet

The project pauses — no penalty, no expiry of your deposit. We send a collection checklist and help remotely. If the pause exceeds 60 days we re-confirm the schedule together; the fee doesn't change if the scope hasn't.

You need to cancel

Before design starts: full deposit refund. After design has started: refund minus the work already completed, itemized. After the first set is delivered: no refund, but every included service stays honored.

The architect changes the base plans

Minor changes are absorbed. Significant changes get a fixed add-on quote before we proceed — never a silent extra on the invoice.

The city demands something outside scope

e.g. a fire-sprinkler system on a project quoted without one. We flag it immediately with a fixed add-on price. You decide before we do the work.

We miss our committed date (our fault)

10% of the fee is credited back. We publish this because we track our dates — and hit them.

Another trade forces MEP changes after approval

That revision is quoted separately as a small fixed fee — the one thing outside our control.

Expedited delivery is available on most projects at +30% where the schedule allows.

Your project is outside TX or CA

Our licensed partner PE for your state stamps the set; we coordinate everything and it usually adds only a few days.
