MEP plans are the mechanical, electrical and plumbing drawings for a building: HVAC equipment and ductwork, power, lighting and panel schedules, and water, drain, vent and gas piping. Permits usually require them for commercial work, new homes, ADUs, additions and major remodels. Small residential repairs and like-for-like replacements often don't need them. Your building department's permit checklist decides.

Where a stamp is required, our retained US-licensed PEs seal drawings in Texas and California, and we engage a licensed PE for your project in other states.

Usually, yes. Most cities want at least an electrical plan with a load calculation (ADUs often trigger a panel or service upgrade), a plumbing and gas layout, and an HVAC plan with a load calculation. Some accept these items on the architectural set. We prepare a complete, permit-ready ADU MEP set.

Most cities don't need a full drawing set for a service upgrade. They usually want an NEC load calculation, a one-line (riser) diagram, panel schedules and the meter and panel locations on a simple site plan. Some also require approval from your electric utility. We prepare the complete package.

NEC 220.82 and 220.83 are the code's simplified load-calculation methods for dwellings. 220.82 sizes the electrical service for a whole house, typically new construction or a full service replacement. 220.83 checks whether an existing service can handle added loads such as an EV charger, a heat pump or an ADU. Permit offices ask for one whenever load is added or the service size changes.

Not always. An NEC 220.83 load calculation may show your existing service has enough spare capacity. If it doesn't, there are options to consider before a full upgrade: a lower-amperage charger, an electric-vehicle energy management system that limits charging when the house is busy (NEC 625.42), or a smart panel. We run the calculation and show you the lowest-cost option that meets code.

Yes. We take small electrical scopes on their own, including service upgrades, EV charger circuits with load calculations, and solar PV permit drawings.

It depends on your state and city. The IRC model code requires sprinklers in new one- and two-family homes, but many states have removed that requirement; California keeps it. In California, an ADU generally doesn't need sprinklers if the main house doesn't have them. Your local building or fire department makes the final call. When sprinklers are required, we design NFPA 13D systems with hydraulic calculations.

They apply to different building types. NFPA 13D covers one- and two-family homes and manufactured homes; it is focused on life safety and is the simplest system. NFPA 13R covers low-rise residential buildings such as apartments up to four stories and 60 feet high. NFPA 13 covers all other buildings and protects both lives and property. Your building type and height decide which standard applies.

Sometimes. An NFPA 13D system needs a minimum flow and pressure, and a small 5/8-inch meter or a long, narrow service line may not deliver it. A hydraulic calculation based on your water-pressure test tells you before you buy anything. A multipurpose system (sprinklers on the domestic piping) or a storage tank and pump can often avoid a meter upgrade.

Yes. We design standalone NFPA 13, 13R and 13D sprinkler systems with hydraulic calculations, or include them in the full MEP set.

Often, yes. For new homes, ADUs, additions with new fixtures, and commercial work, many building departments require a water and drain-waste-vent isometric (riser) diagram. Where gas is involved, they also want a gas-pipe sizing diagram showing appliance BTU loads, pipe sizes and developed lengths. Both are included in our plumbing sets.

Yes. You can order a single discipline, such as only electrical, only plumbing or only mechanical.

Usually, yes. A new occupancy, such as turning an office into a restaurant, can change the required ventilation rates, plumbing fixture counts, grease interceptor, electrical load and fire protection. Plan reviewers want MEP drawings that show the building meets the requirements of the new use. We prepare them.
